Client Success Story: Building a Dream Home in Queen Anne

Steep hills, sweeping views, and rich architectural history—Seattle’s Queen Anne neighborhood is as iconic as the Space Needle it overlooks. While Victorian and Queen Anne-style homes define much of the area’s charm, one Mediterranean-style residence stands out for a different reason: a full-scale transformation that turned a beautiful house into a truly personal dream home.
This is the story of how a local family reimagined their home—and how our team at Proform Builds helped bring that vision to life.

From Good Bones to Great Potential
Purchased in 2015, the home had incredible bones: perched above Highland Drive with stunning views of Elliott Bay and downtown Seattle. But like many legacy homes, it didn’t fully serve the modern needs of its family—especially outdoors.
“The lots in this neighborhood are pretty small, so we wanted to maximize every square foot of our property,” the homeowner explained.
The couple envisioned a more functional backyard, complete with a retaining wall, expanded lawn, a pool, and an upgraded patio. What began as a landscape project quickly evolved into something much more: a top-to-bottom interior remodel designed to reflect their modern style and lifestyle.
Phase One: Rethinking the Interior
Designer Allison Lind led the interior vision. What started as a refresh turned into a complete reimagining—with help from our Proform Builds team as the contractor and collaborative partner.
“I still use this project as a top example of how things should go,” Lind said. “It was all about customization and getting everything perfect.”
Key Interior Transformations:
- Removed an unused fireplace to open up the living/dining areas
- Reoriented floorplans to maximize daily usability
- Expanded the kitchen and created a stunning new scullery from a cramped former den
- Modernized the palette: white oak cabinetry, Calacatta Gold marble, terracotta tile accents
- Preserved character: original library doors and a restored vintage pantry door
- Upstairs refresh included marble mosaic floors, zellige tile showers, and bold design in the powder bath
“Small tweaks made such a difference in how we use our home,” the homeowner noted.
Design That Reflects Personality
The design team leaned into a soft, layered aesthetic—balancing clean neutrals with dramatic moments. Think plaster fireplaces, deep blues and greens, natural wood, and custom tile. The powder bath, in particular, became a moment of design expression with Ann Sacks mosaic tile and textured wallpaper that wowed.
“The clients are multifaceted people, and the home needed that special moment,” Lind said.

Phase Two: The Outdoor Oasis
With the interiors complete, it was time to return to the space that started it all. The backyard was transformed into a private retreat featuring:
- A custom swim spa from KrisCo Pools & Spas
- A reengineered second-floor patio with new stairs and porcelain tile
- A cozy fire pit lounge with Lumacast’s OVA slim feature
- Extended lawn, concrete pavers, and refreshed exterior finishes
“We made the patio much larger and more functional,” said Joey Fentress of Proform Builds. “Everything about it invites you out.”
A Home With Heart—and a View
The entire transformation took about a year and a half, driven by trust, collaboration, and shared vision.
“Our house had a Mediterranean feel, but the design was late 90s. I imagined something more modern—like what you’d see in Santa Barbara or Montecito,” said the homeowner
“Clearly, the vision came together really well.”
