ᴇɴɢɪɴᴇᴇʀᴇᴅ ꜰᴏʀ ᴛʜᴇ ᴇʟᴇᴍᴇɴᴛꜱ

Due to the home’s proximity to the open water along the Strait of San Juan, wind-driven rain made the south porch unusable for much of the year.
To transform the space into a true year-round living area, we undertook a structural upgrade—removing the existing wood superstructure and introducing a steel moment frame. Engineered to withstand coastal wind loads, this system provides the strength and rigidity required for expansive openings and full-height glazing.
With the new structure in place, the porch will be enclosed with floor-to-ceiling @kolbewindows — bringing in natural light, expansive views, and comfort through shifting coastal conditions. A high-performance building envelope ensures long-term durability without compromising the view.
