Proform Builds, a luxury custom home builder building in Seattle and Austin, completes two high-end Seattle waterfront renovation projects showcasing craftsmanship, collaboration with architects and designers, and refined residential living.

Lake Union Houseboat

Lake Union Houseboat, is a full renovation located on Seattle’s Lake Union and captures the spirit of the city’s iconic waterways through a warm, layered interior designed for modern coastal living. Interior designer Anja Michaels led the creative direction, wrapping ceilings and walls in warm white oak cladding to create a cohesive, inviting envelope. Playful color moments, painted cabinetry, and bold marble introduce contrast and personality, while curated furnishings and lighting from Nickey Kehoe, Lindsey Adelman, Urban Electric, Apparatus, and Stahl + Band add depth and texture. Artworks by Udo Nöger, Karen Gunderson, and Curtis Steiner bring soul and sophistication to the space. The result is a scandi-eclectic, lived-in haven crafted for a company President and CEO who embraced Seattle’s coastal energy after relocating from the desert Southwest. Waterfront Aerie

Waterfront Aerie, is a penthouse renovation perched above the Seattle waterfront. Designed by Studio AM, which provided both architectural and interior design services, the home was reimagined as a refined next chapter for a couple transitioning from their longtime family residence. The entry sequence was reconfigured to create a more intuitive arrival and a modern sense of flow, leading into a reorganized interior that captures sweeping waterfront views while clearly defining public and private spaces. A serene primary suite and dedicated office offer retreat, while a full guest suite ensures comfort and independence for visitors. Throughout the home, upgraded systems, refreshed exterior openings, reimagined decks, and new finishes strengthen the connection to the revitalized waterfront and elevate long-term performance. An elegant palette of paneling, soft woods, marble, subtle metals, and layered textiles creates a modern sanctuary tailored to refined living.
